Underestimating Scope

That move-in ready space may still need code upgrades, ADA path-of-travel work, or mechanical changes the moment you pull a permit. Cosmetic improvements almost always trigger a review of existing conditions. What looks like a paint-and-carpet job can become a code compliance project before your first inspection.

Accessibility Triggers

In California, a tenant improvement can trigger required accessibility upgrades beyond your suite — restrooms, parking, entrances, and the accessible route connecting them. Many owners find out mid-project when the plan checker flags it and the budget has already been committed.

This is not optional. California Building Code Chapter 11B requires path-of-travel upgrades up to 20% of the primary construction cost any time a primary function area is altered. The scope of your remodel determines the scope of your compliance obligation.

TI Allowance Gaps

The landlord's allowance rarely covers everything — especially when accessibility upgrades, permit fees, and code compliance items are added to the scope. Knowing the real construction cost before you sign gives you negotiating power. Knowing it after gives you a problem.
